- 3. Check air-conditioning duct work and seals for leaks
- 4. Plant trees and plants around the outside of the home
- 5. Replace 10 to 15 year-old air-conditioning units with newer, more efficient units.
- 6. Make energy-efficient upgrades to an existing home or purchase a more energy-efficient home.
- 7. For homeowners, if you invest in energy-efficient modifications for your old home not only do you save money but also add economic value.
The best part is when a home or business is more energy efficient, the environment benefits, you benefit and city benefits too.
Energy Conservation Code in Las Vegas
The International Energy Conservation Code is published by the International Code Council. This organization is dedicated to building safety, fire prevention and developing codes which are used to construct residential and commercial buildings.
The code establishes minimum design and construction standards for improving energy efficiency in homes, businesses and other buildings. It's applicable to wall construction, lighting, alternative power services and all aspects of energy use in residential and commercial construction. Usually the local building departments and their building inspectors administer and enforce the code.
The International Energy Conservation Code will replace the 1992 Model Energy Code, the set of national energy-efficiency regulations based on the federal Energy Policy Act of 1992. The U.S. Department of Energy requires the adoption and implementation of the energy code.
The Las Vegas valley's five governmental jurisdictions recently adopted stricter codes for the building industry. Clark County, Las Vegas, Henderson, North Las Vegas, and Boulder City recently adopted the 2003 International Energy Conservation Code. The code will come into effect from August 1 of this year.
Some Tips On Making Offers:
Don't make an offer when a Las Vegas home has multiple offers and you can't even afford the listing price. Be honest. In a market of escalating real estate prices not many homes that are good enough to buy are going to go for less than asking price. You will be saving yourself a lot of effort and trouble when you know that you don't have a chance.
Also, when you keep making offers for Las Vegas homes you know you will never get a chance to buy because of the high asking price you will eventually be so emotionally drained that you will even drop out of the market entirely. Why not wait for a home that suits your needs and which you can afford and then put in that extra bit of effort to make an offer?
Then again making too many of these offers without a result may make you desperate to go out and buy a home that you don't really like. You will be putting yourself under too much of stress.
